Jake Mayson, WMFHA

Jake Mayson grew up in Western and Central Washington before spending his senior year of high school in Los Alamos, New Mexico. He returned to attend Washington State University, where he studied Political Science and was active in student government. Jake began his career as staff in the Washington State Senate, supporting the senator who chaired Economic Development and Vice-Chaired Energy and Environment. He went on to work on a range of state and local campaigns across Washington and spent time lobbying with Carney Badley Spellman, representing clients in healthcare, construction, insurance, and manufacturing. He later led political and government affairs programs for the Central Washington Home Builders Association and Greater Spokane Incorporated, focusing on issues such as land use, healthcare, workforce development, energy, and economic development. Before joining WMFHA in December 2025, Jake spent time as the Director of State and Local Government Affairs for Walgreens Co, managing the company's legislative activities across 10 states.

Janet Morgan, Apartments.com

Janet Morgan brings more than 25 years of media and sales experience to her work, along with a passion for helping clients and teams grow in meaningful, measurable ways. Over the past decade with CoStar Group/Apartments.com, she has partnered with multifamily organizations across the Pacific Northwest to develop smart, strategic marketing solutions that drive performance and create lasting value. Known for her consultative style, collaborative leadership, and positive energy, Janet has built a reputation for developing strong teams, fostering trusted relationships, and finding creative ways to solve challenges. Her work has earned multiple President’s Circle honors, recognition as one of Washington’s Top 50 Women Leaders, and the 2025 IREM Western Washington Industry Partner of the Year award.

Matthew Gardner, Gardner Economics

For the past 28-years, Matthew has specialized in analyzing and interpreting economic data and its impact on the real estate market across the U.S.

He currently sit on the Washington State Governors Council of Economic Advisors, the Association of Washington Businesses Council of Economic Advisors, and is an Advisory Board Member at the Runstad Center for Real Estate Studies at the University of Washington where he also lectures in real estate economics.

His forecasts are used by the Federal Bank of Philadelphia; by Reuters in their Home Price Forecast Survey and by Fannie Mae in their Home Price Expectation Survey. 

Matthew is a leading economist and has delivered his market update for the past 20 years at WMFHA's Washington Apartment Outlook in King County.
